While I don’t have the exact number of new listings or sold homes for April versus May 1, the current inventory suggests that sellers are still confident in listing their properties, and buyers have more options than they did during the tighter markets of previous years.

So, is it a buyer’s or seller’s market? With this level of inventory, West Vancouver is leaning toward a balanced market. This means neither buyers nor sellers have a distinct advantage. Buyers can take their time and negotiate, while sellers benefit from steady demand, especially for well-priced and unique properties.
